Job Description:KHSU-KansasCOM is currently seeking a Facilities Manager. This role will report directly to the Executive Director of Facilities, Security and Administrative Services and will interact with managers, employees, and third-party contractors. This position will be responsible for all construction projects, cleaning, utilities, scheduling, and supporting safety/security policies in order to provide a safe, healthy, and comfortable environment for students, faculty, and staff. The individual in this position is responsible for the scheduling of maintenance and repair activities, contracted services, and custodial services.SPECIFIC RESPONSIBILITIES: <ul><li>Ensures all construction projects are on time and consistent with plans and specifications.</li><li>Main point of contact and liaison with the building landlord and maintenance staff / contractors employed by the building landlord. </li><li>Prepares specifications for campus projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees campus projects performed by outside contractors, and provides that information to the Executive Director of Facilities, Security and Administrative Services.</li><li>Directs, schedules, and oversees external contractors (electricians, plumbers, general contractors, etc.).</li><li>Schedules outside maintenance workers engaged in building upkeep and repair; electrical, plumbing, heating, air conditioning, and ventilation services under control of the campus.</li><li>Makes requests to the Executive Director of Facilities, Security and Administrative Services for capital outlay expenditures as needed.</li><li>Develops, implements, and is responsible for preventative maintenance and renovation programs for buildings, mechanical and electrical, and utilities. Supervises contracted custodial crew engaged in cleaning campus buildings and premises.</li><li>Serves as campus administrator responsible for facility safety and meeting physical ADA compliance standards.</li><li>Works closely with municipal, state, and federal officials to ensure campus compliance with all applicable facilities, safety, and security requirements.</li><li>Communicates to the Executive Director of Facilities, Security and Administrative Services projected future campus needs and proposes options to achieve them.</li><li>Self-performs basic/routine campus maintenance projects.</li><li>Oversee the set up and preparation, and tracking for campus events. </li><li>Serves as the primary point of contact with Executive Director of Facilities, Security and Administrative Services concerning building management, building engineers, cleaning staff, and contractors on a regular basis.</li><li>Direct and plan building maintenance;</li><li>Ensures the campus meets health and safety requirements;</li><li>Responds appropriately to emergencies or urgent issues as they arise (during normal business hours and off-hours as necessary).</li><li>Assists with setup, breakdown, and general rearrangement of furniture within rooms and common areas as needed.</li><li>Responds to work requests from the campus community to resolve facility-related issues in a safe, effective, and cost-efficient manner (includes performing minor repairs and general maintenance).</li><li>Perform other duties as assigned.</li></ul>QUALIFICATION(S): <ul><li>Bachelor’s degree or combination of education and experience commensurate with the requirements of this position.</li><li>Five or more years of progressively more responsible experience in higher education operations, maintenance, or project management., or combination of education and experience commensurate with the requirements of this position.</li><li>Ability to develop and manage multiple projects simultaneously.</li><li>Demonstrated ability to work cooperatively and collaboratively with university faculty, staff, administrators, and students.</li><li>Ability to effectively communicate ideas and information in written and oral format to administrative staff, professional colleagues, and students.</li><li>Ability to self-perform basic/routine campus maintenance projects.</li><li>Valid U.S. driver’s license.</li><li>Intermediate to advanced skills in Microsoft Office tools (Word, Excel, Outlook, and PowerPoint).</li><li>Availability to work some evening and weekends as needed.</li><li>Regular use of computers, telephones and other office equipment is needed to perform duties.</li><li>Must be able to lift approx. 50 lbs.&nbsp;</li><li>Regular periods of sitting.</li><li>Regular periods of standing/walking.</li></ul>KEY COMPETENCIES:<ul><li>Creative, innovative, and energetic individual with strong analytical skills.</li><li>Able to communicate effectively with all levels of employees and staff, both verbally and in writing.</li><li>Ability to develop and maintain excellent working relationships with management and be seen as a trusted colleague among the general staff.</li><li>Ability to work independently and is self-sufficient.</li><li>Strong organizational skills, including managing workload and projects, multiple tasks, and meeting deadlines.</li><li>Strong business acumen and technologically savvy.</li><li>Exceptional attention to detail.</li></ul>The essential physical and mental requirements described here are representative of those that must be met by an employee to successfully perform the job's essential functions.
